In understanding your need for a reliable, responsible tenant we have developed an
application process which is quite rigorous.
The process includes;
- Name and history check on the nation industry database (tennants which have had a history of late or non payment of rent, mistreatment or abuse of property will be listed on this database for 5 years)
- Business and personal references
- Previous real estate agents or private landlords which they may have rented with previously
- 100 point identification check
- Confirmation of employment and financial status
Should a number of applicants qualify for rental of your property, you will be contacted by the property manager, who will discuss with you and in consultation with you, selection of the best applicant.
When tenancy documentation has been satisfactorily completed and signed you will be immediately notified and have copies of the lease and condition report sent to you for your information and records.
The condition report will provide a comprehensive report of each of the rooms in the residence as well as information on the exterior of the building, its gardens, fences, out-buildings and if applicable a spa or pool. Where possible photographs will be taken of each of the areas outlined and supplied to you for further reference.
We maintain a database of prospective tenants who we constantly try to match with properties, thereby cutting vacancy time to an absolute minimum.
