
Monitoring Repairs & Maintenance
In order to maintain investment properties to a high standard
and ensure they are receiving the maximum return, property
inspections are conducted on a regular four monthly basis.
Where appropriate, the report will contain any professional
recommendations which your property manager deems
necessary or desirable to maintain or increase the value of
your investment, as well as to ensure the continued efficient
functioning of the property.
Some clients have sub-contractors that they wish to use for
all maintenance needs arising in properties. Should this be
the case we would be at your disposal to contact your subcontractors
and arrange for any repairs to be made on your
behalf, with the bills payable by us from the rental proceeds.
Should you however, prefer to work within the normal
parameters employed by our company we could use the
contractors we normally use within our property management
department.
Due to the nature of most repairs it is advisable for you to
nominate an expenditure limit (usually approx $250.00) for
us to work within as it allows us to go ahead with any minor
repairs without the need to bother you. Please note however
that all steps possible are undertaken to ensure your authority
is given and that you are kept up to date on all repairs, no
matter how minor.*
*(As mentioned above, although all steps are taken to keep you informed
regarding repairs should an emergency arise we would, under South
Australia Government legislation need to arrange for the necessary repairs
straight away)
